The benefits of pre-construction services during the design phase result in lower initial costs, lower redesign fees, improved coordination of construction documents, fewer change orders and project savings. If the client desires, we use BIM (Building Information Modeling) where we can virtually construct a project prior to the actual work. This allows the client to "virtually walk through" their project. It also allows us to detect "clashes" in the design before they become costly oversights.

Construction Management

In many ways, Construction Management (CM) is similar to using us for Pre-construction Services and as the General Contractor. Depending upon the CM method chosen, the you as the owner have more involvement by holding the subcontracts. Alessi Keys provides the exact same services that we have outlined under General Construction and Pre-construction.


Design-Build is a project delivery method that we utilize to provide the opportunity for improved coordination between the designers and contractors, resulting in more efficient and constructible designs for cost and time savings.

By using the Design-Build team approach, decisions that can be made during the programming, concept and design phases will impact the schedule and costs of the project more than any other phase of construction. In many cases, the design and construction of a project can easily overlap, allowing for fast-track construction. The client benefits because both time and costs can be reduced when the project is delivered sooner, also allowing the client to begin benefiting from the earlier use of the new facility.
